3 Main Street, Kirkwall

3 Main Street in Kirkwall is an 18th-century house that has undergone later alterations. It is a two-storey building with an attic, featuring a symmetrical rectangular plan divided into three bays. The house has been subdivided into flats and includes a modern glazed flat-entry link on the west side, connecting to other properties that are not listed. The entrance faces a small courtyard and the exterior is harled with plain cement margins around the openings.

On the south elevation, which is the principal front, there is a modern part-glazed door at ground level in the central bay, with a window above it on the first floor. Each of the three bays has a window on both floors. The north elevation, facing Union Street, has a small window in the central bay on each floor, with additional windows in the flanking bays.

The east side elevation consists of two bays, with a window in the left bay on each floor and an attic window above. There is also an attic window in the right bay, topped by a gablehead stack. The west elevation, which is the link side, features modern doors on each floor and a steel access staircase.

The building has replacement two-pane timber sash and case windows, rooflights on each pitch, a modern grey slate roof, stone skews, and corniced harled gablehead stacks on the east and west sides. The rainwater goods are made of uPVC. The interior was not seen during the last inspection in 1998.
