Description
12 Clay Loan in Kirkwall is an 18th-century cottage with later alterations. It is a two-storey, three-bay rectangular-plan structure that is symmetrical and built on ground that rises to the west. It is adjacent to a similar cottage to the east, sharing a common crowstepped gable, and features a lean-to addition on the right side.
The south elevation, which is the principal front, has a deep-set modern part-glazed door located in the central bay, with a window on each floor in each bay flanking it. The west side elevation includes a lean-to projection that spans the ground bays, a window set to the left on the first floor, and a gablehead stack above.
The cottage has 12-pane timber sash and case windows and a central rooflight on the south pitch. The roof is covered with graded traditional Caithness stone, featuring a stone ridge and harled, coped stacks, with a common stack to the east. The rainwater goods are made of uPVC. The interior was not seen during the last inspection in 1998.
