1 School Place, Kirkwall

1 School Place in Kirkwall is an 18th-century house that has undergone later alterations. It is a two-storey, three-bay, rectangular-plan building with a near-symmetrical design and crowstepped gables, situated on sloping ground that falls to the west. There is a curved screen wall on the outer left and a close flanking wall on the right. The exterior is harled, and the first-floor windows are positioned close to the eaves.

On the north (principal) elevation, there is a modern timber door at ground level with a window to the right in the central bay. Above this, there is a window on the first floor. The left bay features a window on each floor, while the outer left has a deep-set modern timber door with a window flanking it in the curved screen wall. The right bay also has a window on each floor.

The west (side) elevation is blank, with a gablehead stack above. The windows are replacement timber-framed with top-hung upper lights. The roof is traditionally covered with graded stone tiles and features a stone ridge, along with harled, corniced gablehead stacks on the east and west sides. The property has uPVC rainwater goods. The interior was not seen in 1998.
