3 School Place, Kirkwall

3 School Place in Kirkwall is a house built in the late 18th to early 19th century, with later alterations. It is a two-storey, three-bay, rectangular-plan structure featuring crow-stepped gables and a gabled end facing the street, situated on sloping ground that falls to the north. The exterior is harled, and the first-floor window is positioned close to the eaves.

On the south elevation, which is the principal front, there is a deep-set timber door located in the central bay, with a window on each floor in the flanking bays. The east elevation, facing School Place, has a window at each floor to the left of the centre, with a gablehead stack above. The north elevation, or rear, features a small window in the central bay at ground level, with a non-aligned window above on the first floor. There are also windows in the right bay on each floor and a window in the left bay at ground level.

The windows are timber-framed with top-hung upper lights. The roof is covered with graded grey slate and has a stone ridge, along with harled corniced gablehead stacks on the east and west sides. The property has uPVC rainwater goods.

The interior was not seen during the last inspection in 1998. Surrounding the property are tall harled boundary walls that enclose a rectangular garden to the south.
