16 Sandhaven, Culross

16 Sandhaven in Culross is an 18th-century, two-storey house with an attic and a rectangular plan. It is constructed from tooled sandstone rubble, featuring ashlar window and door surrounds, vertical margins, an eaves course, and a cavetto eaves cornice. The rest of the building is harled.

The south elevation is symmetrical, with a central window that was originally a door, framed by a lugged and moulded doorpiece topped with a fluted keystone. Above the door, there is a plaque from the National Trust for Scotland. On either side of the central window are single windows, with three first-floor windows centered above. The central window is supported by brackets.

On the west elevation, there is a small square attic window to the left. The north elevation features an off-centre door to the left, flanked by single ground floor windows, with a stone surround on the right window only. There are three first-floor windows, and the right quoin is chamfered at the ground floor.

The east elevation adjoins January House. The windows are 12-pane timber sash and case with horns, and there is a timber boarded door. The roof is pitched and covered with clay pantiles, featuring corniced gable apex stacks and polygonal clay cans.

The interior was not seen in 2001.
