22 High Street, South Queensferry

22 High Street in South Queensferry is an earlier 19th-century, two-storey building that was originally used as shops and a tenement. The structure features a rectangular plan with painted harling on the first floor and painted render on the ground floor, along with a painted base course and a band course at the first floor. The windows on the ground floor have painted margins, while the first-floor windows have cills. The building is situated on a sloping site and has a dormer window at the rear.

On the principal (south) elevation, there is a paired doorway with a Doric-columned doorpiece and an artisan entablature, featuring panelled doors and rectangular fanlights. To the right, there is a large window, and to the left, a two-leaf panelled door is flanked by two large windows in bays. The first floor has regular fenestration.

The west elevation has an adjoining building and a single bay brick extension. The east elevation features a gable adjoining another building, with an extension to the rear that includes a basement. There is a single window in the left bay at the first floor and another at the second floor above, as well as a single window in the right bay at both the first and second floors.

The north elevation adjoins a restaurant. The building has modern sash and case windows, with lying-pane glazing on the ground floor windows. The roof is covered with grey slate, has straight stone skews, and rendered stacks at the gableheads. The interior was not seen in 2000.
