Description

The Queensferry Arms Hotel, located at 17 High Street in South Queensferry, dates back to the late 17th century and has undergone significant alterations. This two-storey and attic hotel is designed in an L-shape and incorporates an earlier house. The exterior features painted harl, a painted base course, and painted masonry surrounds, with two crowstepped gables on the main front.

On the south (principal) elevation, there is a central door with a canopy supported by scrolled wrought-iron brackets and topped with cresting. Above the door is a dormer window in the attic. Flanking the door are single windows, and at the first floor, there are large tripartite windows set within the gables. To the far right of the ground floor, there is a panelled door in a bay with a similarly detailed canopy and a wrought iron hotel sign above. A small single window is located in the bay on the far left, with the names of the hotel and a Cycling Association sign above.

The west elevation features adjoining buildings, while the east elevation includes a single-storey modern extension known as the Arrol Suite. The north elevation has been altered and consists of four bays, with a V-plan extension in the second and third bays at the first floor that includes a fire stair. There is a canted bay on the right side, and two-storey canted windows in the outer bays at the second and third floors, resulting in irregular fenestration.

The principal elevation has timber sash and case windows, while the rear features modern glazing. The roof is covered with grey slate, has crowstepped skews, and includes rendered gablehead stacks. The interior was not seen in 2000.
