23, 24, 25 High Street, South Queensferry

23, 24, and 25 High Street in South Queensferry is an early 18th century building with later additions. It is a two-storey and attic structure with three bays, featuring a symmetrical rectangular plan that accommodates both shops and tenements. The exterior is finished with painted harling, accented by painted stone margins and a painted base course.

On the south elevation, there is a central panelled door with a single window above it on the first floor, and a gabled single window in the attic above that. Flanking the central door are doors leading to shop windows beneath a broad corniced fascia, which is modern. Above these shop windows, there is a single window on the first floor and another in the attic.

The west elevation is adjacent to another building, while the east elevation features a blank gable due to the demolition of the adjoining structure. The north elevation includes a single-storey extension on the left bay and a walled garden with a central gate.

The building has 12-pane timber sash and case windows on the first floor and attic, with modern glazing on the ground floor. The roof is covered with grey slate, and the gables have straight stone skews, with straight skews and skewputts on the gablets. There is a blocked rendered stack at the left gablehead and a harled stack at the right gablehead. A 19th century style lantern is fixed to the right of the first floor.
