31 High Street, South Queensferry

31 High Street in South Queensferry is an 18th-century building featuring two stories of shops and tenements arranged along a slight curve. The ground floor is painted in different colors to indicate separate properties, while the first floor is constructed of rubble with painted masonry margins and a harled east gable. A mid-19th century style lantern has been recently added to the right corner at the first floor.

On the south (principal) elevation, there is a door with a console-bracketed pediment located in the bay to the left of center, with a single window above it on the first floor. To the left, there is a door flanked by a large shop window, with a single window above the door on the first floor. To the right, another door is flanked by large shop windows, with a fascia above. There is also a door and window on the curved front to the right, with a grille at ground level in the right bay below the window, and single windows above the shop windows on the first floor.

The west elevation is adjacent to another building, while the north elevation features a modern extension. The east elevation has a large shop window in the left bay at ground level, with a slim single window above it on the first floor. There is also a single window in the right bay on the first floor, and the gable head is misshapen due to the curved corner.

The ground floor has modern doors and glazing, while the first floor features 6-pane sash and case windows. The roof is made of grey slate with a straight stone skew and a short rubble and harled stack at the east gablehead.
