Description
12 Spilman Street is a former house that has been converted into an office. The building features painted stucco and has a hipped close-eaved slate roof with a modern red brick ridge stack positioned to the right. It is a two-storey structure with a three-window arrangement and a painted plinth.
The outer bays of the building have full-height arched-headed recesses, similar to those found on No 13. On the ground floor, to the left, there is a broad arch that transitions into splayed jambs, topped with a stucco hoodmould featuring a keystone. Inside this arch are double two-panel doors with a segmental-arched low overlight. To the centre and left, there are broad plate-glass windows with segmental-arched heads, each with two vertical bars in the glazed low overlight. The windows have painted stone sills. Above the central window, there is a Cawdor monogram consisting of two C's with a crown above.
On the first floor, the windows are segmentally-arched horned five-pane sashes with painted sills. The outer lights are positioned under arches within the full-height recesses. There is a lean-to structure on the east wall and a flat-roofed 20th-century extension at the rear. The ground floor has been altered for office use.
