49 Thistle Street in Edinburgh is a tenement building dating from around 1775. It has three storeys, a basement, and an attic, with four bays and shops on the ground floor. The building is constructed from coursed rubble with ashlar dressings and is set on sloping ground that falls to the north at the rear.

The entrance to the common stair is located at the centre right, while to the left is a corniced timber shopfront with late 19th-century plate glass. To the right, there is a rendered bay with a door leading to an office. The building features a pair of piend-roofed tripartite dormers.

At the rear, there is a five-storey elevation with three bays, which includes a two-storey brick garage. The windows are timber sash and case with 12 panes. The building has ashlar coped skews, rebuilt stone stacks, and a roof covered in grey slates. The interior was not seen in 1995.
