71 and 73 Rose Street in Edinburgh is a tenement building constructed around 1780. It is an irregular three-storey structure with an attic and features four bays, located on a corner site. The exterior is made of coursed rubble. The common stair door and windows are situated in the centre left bay, with a pair of bipartite windows in the left bay at ground level and a shop located to the right.
