40, 42, and 44 Thistle Street in Edinburgh is a late 18th century classical office building that has undergone subsequent alterations and additions. It features a symmetrical design with three stories and an attic, comprising four bays. The exterior is constructed from coursed cream sandstone rubble. The outer bays contain tripartite windows, while the two central bays at the ground level have a single modern tripartite doorpiece adorned with a fluted frieze and cornice.

The rear elevation is harled and consists of three stories with five bays, including garages added at the ground level. The building has timber sash and case 12-pane windows, ashlar coped skews, grey slates, and a rendered stack to the west.

Inside, the building has been completely refurbished as a modern office and leads directly into the garage at the rear.
