20-22 Frederick Street, Edinburgh

20-22 Frederick Street in Edinburgh is a former pair of classical houses built between 1786 and 1792, with later alterations. The building is three stories high with an attic and features four bays on a corner site, where the ground floor has been converted into shops. It is constructed from droved cream sandstone ashlar, with polished long and short quoins and an eaves cornice. The shop on the right has panelled pilasters and a consoled cornice. The bays are broadly spaced, and there are two piend-roofed canted dormers, which are shifted to the right.

The return elevation facing Rose Street is irregular and features three bays with a broad two-bay nepus gable at the center, with the shop continuing at ground level. The windows are timber sash and case, with 12-pane windows on the first floor and plate glass on the second floor, although both have uPVC replacements. The building has ashlar coped skews, and the stack at the gable has been reduced and removed to the north. The roof is covered with grey slates.

Inside, the ground floor has been thoroughly converted for retail use.
