Description

18 and 18A Frederick Street in Edinburgh is a classical tenement building constructed between 1786 and 1792. It stands three stories tall with an attic and features three bays. The building is made of droved cream sandstone ashlar, accented with polished long and short quoins. The ground floor has been developed into two shops, which include a half-raised basement. The central entrance to the upper floors has a panelled door topped with a consoled segmental pediment and a festoon in the frieze, above a large plate glass fanlight that is integrated with the shop to the left. The right shop has a modern glazed canopy that is canted at the corner.

There is a moulded cill course at the first floor and a banded cill course at the second floor, along with an eaves cornice. The building features a pair of later 19th-century canted piend-roofed dormers. The gable wall is constructed of rubble and has three bays on the right side, with a shop located at the ground level.

The windows are 12-pane timber sash and case, with one window at the first floor featuring plate glass. The building has ashlar coped skews, with a rendered stack on the south side and a stone stack on the north side, all covered with grey slates.

Inside, the ground floor has been converted for retail use, but an original doorway with cavetto moulding remains in place. There is a straight corridor leading to a common stair at the rear, with flats on each floor above.
