Description

12, 14, 16 Frederick Street in Edinburgh is a pair of classical houses built between 1786 and 1792, now converted into flats above shops. The building is three stories tall with attics and features a nine-bay double bow front. The ground and first floors are utilized as shops, with a polished cream sandstone ashlar facade. The three central bays are flanked by bow sections, and the projecting shops are divided into four bays on the south side and five on the north side, with the northern entrance leading to a common stair. The ground floor has modern shopfronts, while the first floor retains original pilastraded features.

The building includes broad early 19th-century bow dormers with tripartite windows, as well as an additional dormer on the center right and various skylights. The ground floor has plate glass windows, while the first floor features lattice metal glazing for No 16 and plate glass casements for No 12. The upper floors have timber sash and case windows, with plate glass on the south side and 12-pane windows on the north side, along with multi-pane windows in the dormers. The building has ashlar coped skews, a rebuilt corniced dressed stone stack on the south side, a rendered stack on the north side, grey slate roofing, and moulded hoppers.

Internally, the shops have been extended to the rear on the ground and first floors and have been thoroughly converted for retail use. The upper flats have been subdivided.
