110, 112, 114 Rose Street, Edinburgh

110, 112, and 114 Rose Street in Edinburgh is a three-storey and attic tenement building, built by 1780 and later altered. It is situated on a corner site and features a public bar on the ground floor. The exterior is constructed of coursed rubble with droved ashlar dressings, long and short quoins, and a cavetto eaves cornice. The public bar has seven bays with inset canted windows flanking two doors, while the upper floors have tripartite windows in the outer bays and an original ashlar cornice. A full-width slate-hung box dormer contains four tilt and turn windows.

To the south, there is a three-bay gabled return with a bar on the ground floor and blind windows in the centre and right bays above. An irregular two-bay wing extends to the south, featuring a common stair on the right, enlarged windows on the left, and an added brick storey. The rear elevation is rendered.

The building has timber sash and case windows, including 12-pane and plate glass varieties. The skews are ashlar coped, with stacks that are partly rendered to the east and brick to the west, all covered with grey slates. The interior was not seen in 1995.
