99 Princes Street, Edinburgh

99A Princes Street in Edinburgh is a former classical tenement building dating from the later 18th century, with some later additions at the ground level. It stands three stories tall with an attic on a corner site and is constructed of painted droved sandstone ashlar featuring polished dressings. The building has long and short rusticated quoins at the angle and modern shops that extend over the basement at the ground floor, highlighted by a canted corner. A moulded eaves cornice adds to its architectural detail.

On the Princes Street elevation, the building has a four-bay design with a pair of canted piend-roofed dormers. The Frederick Street elevation features an irregular three-bay gable with an additional single bay to the north, which includes two attic windows in the gablehead and a piend-roofed dormer to the right.

The windows are timber sash and case with plate glass. The roof is covered with grey slates, and there are ashlar coped skews and stone stacks. The interior consists of a modern retail unit on the ground and first floors.
