Description

17-19 Frederick Street is a classical tenement building located in Edinburgh, constructed between 1786 and 1792, with later alterations at the ground level. This three-storey building with a basement and attic features a four-bay design and is situated on a corner site, which includes a shop on the ground floor. It is built from droved cream sandstone ashlar with polished dressings, showcasing long and short quoins and an eaves cornice.

The ground floor contains two shops; the shop on the right is from the 19th century and has a door to the left, a dentilled cornice, and a 12-pane shop window, along with a public basement bar below. The shop on the left was installed in 1994 and is now united as a single office, featuring a stepped platt in front. A large modern slate-hung box dormer with two windows is located to the right, while a smaller dormer is found to the left.

The gable is rubble harl-pointed with irregular fenestration on each floor and subsidiary rendered stacks flanking the apex stack. Access to the flats is via 104a Rose Street, which is listed separately (Nos 100-104 Rose Street). The building has 12-pane timber sash and case windows, ashlar coped skews, and rendered stacks added to the north gable, topped with grey slates.

The interior has been modernized for office use, while the flats were not visible during the last inspection in 1995.
