38A George Street, 36-38, Edinburgh

38A George Street is a classical tenement building dating from around 1775, with some alterations made at the ground level. It stands three storeys high with a basement and features six bays that are arranged in a 2-3-1 pattern. The exterior is constructed from droved cream ashlar sandstone with polished dressings, and the bays are irregularly spaced.

The two left bays, which correspond to No 34, have been modified to accommodate a modern shop at ground level, while the first-floor windows have later architraves. The three right bays, associated with No 38, showcase an earlier 19th-century shop front that is pilastered and corniced, featuring steps leading up to an Ionic columned doorpiece and large multi-pane windows. There are also open steps leading down to a bar in the basement. In the center of the façade, there is an architraved and corniced door topped with a three-pane fanlight.

The building has two late 19th-century piend-roofed canted dormers, with a slate-hung dormer situated between them. The rear elevation is made of rubble and includes a bowed bay with Venetian windows facing west.

The windows throughout the building are timber sash and case, with variations including plate glass, four-pane, and twelve-pane styles. The building features ashlar coped skews and stone stacks, which are rendered on the west side.

Cast-iron railings are present around the property. The interior was not seen during the last inspection in 1995.
