27-31 Frederick Street, Edinburgh

27-31 Frederick Street is a classical tenement building constructed between 1786 and 1792, featuring three stories and an attic with ten bays. The ground floor has shops that project outwards, and the building is made of droved cream ashlar sandstone, with five southern bays recently cleaned. The southern five bays include a modern plate glass shopfront with polished ashlar facing and a new door leading to a common stair on the left. To the north, there are two 19th-century shopfronts framed by panelled pilasters; the left shopfront has arched openings, while the right has been modernised. The northern elevation features a pair of canted corniced piend-roofed dormers, and there are three varied piend-roofed dormers on the southern side.

The building has timber sash and case windows, with plate glass on the northern side and 12-pane windows on the southern side. The ashlar coped skews and stone stacks are present, with the central left stack rebuilt in glazed brick, and the roof is covered with grey slates. The interiors of the shops have all been modernised, while the flats and offices above were unseen as of 1995.
