Description

38-44 Hanover Street in Edinburgh is a classical tenement building constructed between 1784 and 1790, with later alterations at the ground level. It features three storeys, a basement, and an attic, with a total of ten bays. The exterior is made of droved cream sandstone ashlar with polished dressings, although some stone has been replaced.

The southern block has a three-bay mid-19th century shopfront on the right, which includes a dentilled cornice and a separate basement shop. The left side of this block originally mirrored the right but has been replaced with a modern projecting shop. There are two bowed slate-hung piend-roofed dormers, with the left dormer being tripartite. The northern block has six bays and includes two modern shops that project at the ground level, along with a common stair entrance on the left. This block features a pair of canted piend-roofed dormers and an eaves cornice.

The building has timber sash and case windows, with plate glass on the south side and 12-pane windows on the north and in the dormers. The ashlar coped skews and stone stacks are in poor condition, with the northern side rendered. The roof is covered with grey slates.

Inside, the northern block has been significantly altered on the first floor, including changes to the floor levels, but remnants of a pilastered sideboard recess can still be seen. The property also has plain cast-iron railings surrounding the surviving basement area.
