Plewlands House, 1-7 Hopetoun Road, South Queensferry

Plewlands House, located at 1-7 Hopetoun Road in South Queensferry, dates back to 1641 and was restored by Basil Spence in 1953. This is a three-storey dwelling with a basement and attic, designed in an L-shape and featuring a polygonal turnpike tower. The exterior is constructed from rubble with raised ashlar dressings.

On the east elevation of the north wing, the building has three storeys and four bays, with the turnpike tower positioned in the second bay from the left. There is a moulded door architrave on the north face, and above the doorway, the inscription 'Spes Mea Christus SW AP 1641' is displayed. The first and second floors on the east face have single windows, while the ground, first, and second floors in the first, third, and fourth bays exhibit regular fenestration.

The north elevation of the north wing features a single window at ground level in the right bay and two windows at the third floor in the left bay. The west elevation is also three storeys, with a basement and attic, and consists of four bays with regular fenestration. The basement windows are square in proportion, and the attic lights are located in the second and third bays, with a door next to the right bay.

Moving to the east wing, the north elevation has three storeys and three bays, with a central door that has a plain surround and regular fenestration. The east elevation is a blind gable end. The south elevation of the east range is made of rubble with ashlar surrounds to the windows and features two storeys, a basement, and an attic with three bays. Each bay has basement windows, while the outer bays at the upper floors have single windows and there is a central attic window. The gable end is to the west, with entrance doors in the right bay, a modern forestair leading to the first floor door, and a small opening with a timber hatch at the roofline.

The house has 12-pane sash and case windows, with 3-pane sash and case windows in the basement and modern attic lights. The original door to the turnpike tower remains. The roof is slate with straight skews, and there are ashlar stacks at the north gablehead, east gablehead, and the centre of the north wing.

The interior of the house has been modernized.
