2 Hopetoun Road, South Queensferry

2 Hopetoun Road is an earlier 19th century, three-storey, three-bay shop and tenement building. It features droved ashlar stonework with a base course, a band course, and a cill course at the first floor, along with a cornice and blocking course.

The south elevation, which is the principal front, has a segmental bow with one window and three bays. The ground floor includes a shop front, with a door located in the second bay from the right. There are single windows in the other bays, and the upper floors have a regular pattern of fenestration, although there are blind windows in the second bay from the right.

The west elevation is adjacent to another building. The north elevation has three storeys and a basement, with windows in the left bay at all floors and three windows in the basement.

On the east elevation, there is a central pilastered doorpiece with a blocked geometrical fanlight. This side also exhibits a regular pattern of windows, with blind windows in the left bay and a chamfered northeast corner at the ground level.

The building has a variety of glazing patterns in its timber sash and case windows. The roof is slate, featuring a straight skew at the west gable, a stack at the west gablehead, and a coped stack located between the centre and left bays of the east front.
