85-89 Morrison Street, Edinburgh

85-89 Morrison Street is an earlier 19th-century, four-storey tenement block with an attic and a rectangular plan. The ground floor features polished sandstone ashlar, while the upper floors are finished in droved sandstone ashlar with polished dressings. There is a dividing band course between the ground and first floors, a projecting cornice between the second and third floors, and a moulded cornice below the roofline. At the center of the wallhead, there is a shouldered and corniced blocking course, and the second bay from the left has blind windows on the upper floors.

The north elevation, which serves as the entrance, has a central common stair entrance at ground level with a recessed panelled timber door and a fanlight above. To the left, there is a late Victorian shopfront featuring fluted pilasters and a consoled, dentilled cornice. To the right of the entrance, there are two single windows of differing sizes at ground level, while the upper floors have regular fenestration, with blind windows in the penultimate bay to the left. The roof is broken by two dormer windows at the outer left and right. The upper floors are fitted with 12-pane timber sash and case windows, and the building has a grey slate piended roof with a coped stack and corniced cans at the east end.
