Two shops, now one unit. Early C19. Painted stucco, slate roof hipped to the left with a large truncated stack to the right. Double-depth plan. EXTERIOR: 3 storeys; 3-window range. The bay to the left, slightly canted backward, has a 3/6-pane sash window to the 2nd floor and a 6/6-pane sash to the 1st floor. 4/4-pane sashes to the left of centre of the upper floors; an 8/8-pane sash to the 2nd-floor right and a 6/6-pane sash in a curved frame and bay to the 1st-floor right. C20 shop with a moulded cornice to the fascia and a 2-pane overlight to a C20 door to the far left. INTERIOR: is altered. No.22 groups with listed buildings in Regent Gardens (qv).
