12 Wellington Street, Kirkwall

12 Wellington Street in Kirkwall is a house dating from the early to earlier 19th century, with some later alterations. It is a two-storey building with an attic, featuring symmetrical design, crowstepped gables, and a lean-to projection on the left side, which is adjacent to Number 14, a separately listed building. The house has a rectangular garden to the west and is finished with harled walls and cement window cills.

On the north (principal) elevation, there is a deep-set, part-glazed door with a letterbox fanlight located in the central bay, with a window above it on the first floor. Each of the flanking bays has a window on both floors. There is a boarded door leading to the lean-to projection on the outer left.

The east (side) elevation features the lean-to projection that spans the ground bays, with an attic window positioned to the right of the gable and a gablehead stack above.

The windows are traditional 2-pane timber sash and case types, with a 12-pane timber sash and case attic window on the west side. The roof is traditionally covered with graded stone slates and includes a stone ridge, along with harled, corniced gablehead stacks on both the east and west sides. The property has uPVC rainwater goods.

The interior was not seen during the last inspection in 1998. The garden to the east is enclosed by high rubble walls topped with a rubble cope.
