12 High Street, North Berwick

12 High Street in North Berwick is a two-storey building dating from the earlier to mid-19th century, featuring shops and a tenement. The front is made of stugged ashlar, while the ground level is rendered and painted.

On the south elevation facing the street, there is an off-centre doorway with a fanlight above it. To the left, there is a modern restaurant front, and to the right, another doorway with a fanlight. The first floor has four windows that are irregularly spaced, with a small-pane glazing pattern. The building has a pantiled roof, which includes a slated piend dormer on the eastern side. There are mutual brick gable stacks, and the rear of the building has irregular projections on both the eastern and western sides.
