Description
Elmlea is a single-storey, three-bay cottage located in Old Minnigaff, Minnigaff, dating from the early to earlier 19th century. Originally a school, it is constructed of painted rubble, with a later brick wing attached at the ridge level to the west.
The east elevation features a gabled brick porch at the center, with a panelled door to the north and windows to the east and south. There is another window to the right and a porch to the left.
On the north elevation, there is a window to the right, with rubble buttresses on both the left and right sides.
The south elevation includes a rubble lean-to on the left, which extends to the right in brick. There is a semicircular-headed "peat hole" to the left, a panelled door with a fanlight to the west, and a window to the east.
The west elevation has the brick wing at the center, with a window to the north and two windows to the west. There is a flat-roofed brick addition to the right, in the re-entrant angle formed by the wing, featuring a window to the west, a door, and two windows to the south. A glazed porch is also attached to the south in the re-entrant angle formed by the lean-to.
The cottage has 4-pane glazing in sash and case windows, with fixed glazing in the peat hole. The gablehead stacks are rendered on the north and south sides, while the west stack is painted brick. The roof is covered with purple slates and has three rooflights on the east pitch.
