34 Regent Street, Portobello, Edinburgh

34 Regent Street in Portobello, Edinburgh, is an early 19th-century classical house that has undergone later alterations. It is a single-storey building with a basement and features three bays. The exterior is made of finely droved ashlar with polished ashlar dressings, while the basement is rendered. The southwest side has harled surfaces, and the northeast side has rubble blank elevations. There is a dividing band course, a mutuled cornice, a blocking course, and slightly raised quoins.

The southeast, or principal elevation, has a raised bay in the center, with steps leading up to a pilastered painted doorpiece that features original decorative cast-iron handrails. The door is deep-set and has a rectangular fanlight made of plate glass above it, with windows located in the flanking bays. The basement is blank.

The northwest, or rear elevation, was not visible in 1994 and has an extension in the center and to the left bay, which belongs to No 32.

The windows are timber sash and case with plate glass. The roof is covered with grey slate and has a piended design, featuring rendered wallhead stacks on the side elevations and moulded octagonal cans.

The boundary wall is made of stugged ashlar with coping and was formerly topped with railings.
