38 Regent Street, Portobello, Edinburgh

38 Regent Street in Portobello, Edinburgh, is an early 19th century single-storey classical house with three bays, grouped to the left. The exterior features finely droved painted ashlar with polished ashlar dressings, a base course, a dentilled cornice, a blocking course, and raised quoins.

On the principal elevation, there is a raised bay in the center with a tablet. The entrance includes a deep-set panelled door at the top of two steps, a plate glass rectangular fanlight, and a pilastered doorpiece. Windows are located in the flanking bays.

The rear elevation is not visible, but there are extensions at the center bays and the extreme right. The house has plate glass timber sash and case windows, a grey slate piended roof, and wallhead stacks on the side elevations, with ashlar on the left and brick that is rendered and extended on the right.

The interior has not been seen since 1994. The boundary wall is made of stugged ashlar with coping.
