41 Regent Street in Portobello, Edinburgh, is an early 19th-century house that has undergone later alterations. It is a single-storey building with a basement and features four bays. The ground floor is finished in polished ashlar, while the basement is made of stugged ashlar. The side elevations are constructed of brick with a bull-face render. There is a dividing band course, as well as a band course and blocking course at the eaves level.

The west (principal) elevation has irregularly arranged bays. There are seven steps leading up to a deep-set panelled door located in the left central bay, which has a three-pane rectangular fanlight above it. The flanking bays at ground level contain windows, while there is a door in the right bay of the basement and windows in the remaining bays.

The east (rear) elevation was not visible in 1994, but it features an extension at the center.

The house has 12-pane timber sash and case windows and a graded slate roof, with rendered and coped stacks at the gable ends.

The interior was not seen in 1994. The boundary walls are made of stugged ashlar with coping and have been heightened later. The property formerly had railings.
