52 Regent Street, Portobello, Edinburgh

52 Regent Street in Portobello, Edinburgh, is a pair of symmetrical villas built around 1894. They are two stories high with an attic and feature two bays. The exterior is made of stugged ashlar with polished ashlar dressings, although No. 52 has been painted. The side elevations are squared and snecked, with a base course and a band course above the canted windows. The windows are basket-arched and have stop-chamfered arrises.

On the principal elevation, there are paired consoled and corniced doorpieces with panelled doors at the center, along with a basket-arched plate glass fanlight and windows above each door on the first floor. The outer bays have two-storey canted windows.

The rear elevation was not visible in 1994. The villas have 6-pane timber sash and case windows and two ashlar piended dormers with shouldered chamfered architraves. The mansard roof is covered in purple slate and features coped wallhead stacks on the side elevations, while the canted windows have piended slate roofs. The building has moulded skews and decorative gabletted skewputts. There are also decorative cast-iron ornamental gutter brackets that are closely spaced along the eaves gutters of the mansard roof, canted windows, and dormers.

The interiors were not seen in 1994. The boundary walls are made of ashlar with coping.
