36 Regent Street, Portobello, Edinburgh

36 Regent Street in Portobello, Edinburgh, is an early 19th-century classical house that has undergone some later alterations. It is a single-storey building with a basement and features three bays. The exterior is made of finely droved ashlar with polished ashlar dressings, while the basement has lined rendering and the side elevations are constructed of rubble. There is a band course between the floors, a cornice blocking course, and raised quoins.

On the principal elevation facing southeast, the three bays are grouped to the left. There are steps leading up to an Ionic pilastered doorpiece, which has original cast-iron balusters and handrails, an advanced tablet above the cornice, and a modern panelled door. A plate glass rectangular fanlight is situated above the door, with windows on each floor of the flanking bays.

The northwest rear elevation has not been seen since 1994, but there is an extension at the bays to the centre and right. The ground floor features plate glass timber sash and case windows, while the basement has 8-lying-pane timber sash and case windows. The roof is covered with grey slate and has a piended design, with rendered wallhead stacks on the side elevations.

The interior has not been seen since 1994. The boundary wall is harled with a coping, and there is an original short cast-iron railing surrounding the basement area.
