30 Regent Street, Portobello, Edinburgh

30 Regent Street in Portobello, Edinburgh, is an early 19th century building that has undergone later alterations. It consists of a single storey mirrored pair of two-bay houses, with No 32 marking the end of the terrace. The ground level features finely droved ashlar, while the basement is also finished in droved ashlar, and the side elevation has lined rendering. There is a band course between the levels, along with a cornice and blocking course, and the corners of the building have slightly raised quoins.

On the southeast (principal) elevation, there are eight steps leading up to the central doorpieces, which are pilastered and corniced. These doorpieces feature panelled doors with fanlights above; the door at No 30 has plate glass, while No 32 has a four-ovoid pane fanlight. Each flanking bay has windows on both levels.

The northwest (rear) elevation was not seen in 1994, but there is an extension to No 30. The windows throughout are primarily 12-lying-pane timber sash and case, except for the ground floor of No 30, which has a four-pane sash and case window. The roof is covered with grey slate and is piended to No 32, with a rendered ridge stack for No 30 and a wallhead stack on the side elevation of No 32.

The boundary wall is made of stugged ashlar with coping.
