28 Regent Street, Portobello, Edinburgh

28 Regent Street is an early 19th century, single-storey terraced house with a basement, which has undergone later alterations. The building features a polished ashlar finish at the ground level and droved ashlar at the basement. There is a band course between the basement and ground levels, along with a cornice and a blocking course.

The principal elevation has seven steps leading up to a pilastered and corniced raised doorpiece, which includes a deep-set panelled door on the outer left and a radial rectangular fanlight above. To the right, there is a later canted full-height painted timber window. A door at basement level on the extreme left serves as the entrance to the basement house.

The northwest rear elevation was not visible in 1994, but there is an extension to the left. The building has plate glass timber sash and case windows, a grey slate roof, and rendered and coped mutual stacks.

The boundary wall is made of rubble with coping and features cast-iron railings.
