16, 18, 20 Regent Street, Portobello, Edinburgh

16, 18, and 20 Regent Street in Portobello, Edinburgh, are earlier 19th-century classical terraced houses that have undergone later alterations. The buildings are two stories tall and consist of four bays, but they have been subdivided into three separate houses. The exterior features painted ashlar with some rendered repairs and a rubble side elevation. Architectural details include a base course, a cill course at the first floor, a dentilled cornice, and a blocking course. The windows are adorned with moulded architraves, and those on the ground floor also have cornices.

On the southeast (principal) elevation, there are steps leading up to a Doric columned and corniced doorpiece located in the bay to the left of the center. This doorpiece features a deep-set door with a semicircular plate glass fanlight above it, along with a window at the first floor. Each flanking bay has windows on both floors. There is a door at half-basement level to the extreme right for No 20, and another door for No 18 in the bay to the right. Additionally, there is a half-window with consistent dressings on the ground floor and a window at the first floor.

The northwest (rear) elevation was not visible in 1994, but it features a central projection. The buildings have plate glass timber sash and case windows, a grey slate roof, and rendered and ashlar stacks at the apex, gable end, and rear.

The interior was not seen in 1994. The boundary wall is made of droved ashlar with coping and has a later cement rendered extension at the top.
