12-13 West Terrace, High Street, South Queensferry

12-13 West Terrace in South Queensferry is a three-storey, three-bay shop and tenement building with an earlier 19th-century front and an early 18th-century rear wing, along with later alterations. The front is constructed of ashlar with a base course, raised cills, a moulded cornice, and a blocking course, while the rear wing features painted harl with painted margins.

On the north elevation, there is a shop front and pend at the ground level, which includes a shop door flanked by windows. The upper floors have regular fenestration. The east elevation has a single window in the right bay at the second floor. The south elevation features a two-storey wing with three windows. The west elevation also has a two-storey wing, which includes a door with a forestair in the left bay, a small window that is square in proportion at the ground level, and a larger window adjacent to it.

The building has 12-pane timber sash and case windows, though the shop front has modern glazing. It features straight stone skews and short coped stacks at the gableheads. The interior was not seen in 2000.
