9 Edinburgh Road, South Queensferry

9 Edinburgh Road is a late 17th century, two-storey and basement, three-bay L-plan dwelling house with later alterations. The exterior features painted pebble-dash, raised cills, and exposed margins.

On the south elevation, the three bays have been re-ordered, with a central door and a single window above it on the first floor. The right bay contains a bipartite window at both the ground and first floors, with a basement window below. The left bay has a single window at the ground and first floors, but the basement window is blocked.

The west elevation is adjacent to another building. The north elevation includes a gable end of the west range, featuring a single window at the first floor and two square windows at the second floor. There is also a stairtower in the re-entrant angle.

The east elevation has a blind gable end. The north range features a door in the left bay, a small window at both the first and second floors, another door in the flanking bay, a single window in the second bay from the right at both the first and second floors, and a small window in the left bay at the ground floor.

The building exhibits a variety of glazing patterns and has a slate roof with a straight skew at the east gable and rendered stacks at the gable heads.

The interior was not seen in 2000. The property is enclosed by rubble boundary walls that surround the garden at the rear, with evidence of former window openings.
