8, 10, 10A Edinburgh Road, South Queensferry

8, 10, and 10A Edinburgh Road in South Queensferry is a three-storey tenement and pub, dated 1886 as noted in the right dormer, with later alterations. The building is constructed from squared and snecked rubble with smooth margins and lugs at the level of the meeting rails.

On the northern elevation, there is a replacement shop front at the ground floor featuring a central two-leaf door and flanking shop windows with semi-elliptical heads. To the right, there is a close entrance topped with a scrolled pediment. The fascia entablature runs continuously with the adjacent building at 12 Edinburgh Road. The first and second floors have regular two-bay fenestration, with the second-floor windows featuring shaped dormerheads. The date is displayed in the right gable, while initials are found in the left gable.

The eastern elevation is adjacent to another building. The southern elevation includes four properties: 8 Edinburgh Road, 10A, and 10B - 10C. Number 8 has exposed rubble with painted margins and a forestair leading to the door, which is flanked by windows. The properties at 10A-10C are made of painted rubble, featuring a central door with flanking windows, and 10A is accessed via a forestair.

The western elevation is also adjacent to another building. The property showcases a variety of glazing patterns and has a slate roof with straight skews, gableted skewputts, low stacks at the gableheads, and a tall stack at the centre of number 8.
