1, 3 Edinburgh Road, South Queensferry

1 and 3 Edinburgh Road in South Queensferry is an 18th-century building that has undergone mid-20th-century alterations. It is a single-storey structure with an attic and basement, built on a slope, and features three bays. The exterior is made of painted rubble with painted margins.

On the south elevation, there is a central boarded door that is accessed by a railed forestair, with single windows on either side. The outer bays have piended attic dormers. The west elevation has a door in the right bay leading to the attic, also approached by a railed forestair.

The north elevation includes a two-storey and attic extension made of exposed rubble, featuring a door and window on the ground floor, a single window on the first floor, and an attic window above. The east elevation is two bays wide, with a timber door leading to the basement and single windows in each bay at ground level, along with attic dormers above. The southeast angle is splayed.

The building has 4-pane sash and case timber windows on the south and east elevations, with modern glazing in the attics. The roof is slate with straight skews, a short rendered stack at the east gablehead, and a painted stack at the west gablehead. The interior was not seen in 2000.
