Description

Balhaldie House is a late 17th century building with early 19th century additions and alterations. It is a 2-storey, 6-bay, rectangular-plan house with a gabled roof. The exterior is constructed of random rubble red sandstone, featuring yellow ashlar quoins and margins around the openings. The windows have painted architraves and projecting cills.

On the east (principal) elevation, there is a regular arrangement of six bays. The outer left bay has a blocked window on the ground floor. The third bay from the left contains a plain door with a letterbox fanlight, while the fourth bay features a 2-storey advanced canted bay with a piended roof. There is a small window located between the outer right bay and the adjacent bay to its left.

The west (rear) elevation also has regular fenestration, with smaller windows on the upper storey. An advanced bay is present on the outer left, and a cast-iron spiral staircase leads to a door on the first floor at the right return. The roof is hipped.

The south (High Street) elevation is the gable end, displaying regular fenestration on the right side, along with a timber-panelled door and a letterbox fanlight.

The north (side) elevation is set into a bank, revealing an exposed upper storey. It has a harled gable end with a small barred window to the right.

The windows are 12-pane, timber-framed, sash and case style. The roof is covered with grey slates and features lead flashing. There are cast-iron rainwater goods, broad coped gable ends, ridge stacks, and coped skews on the south side.

Inside, the house has timber panelled doors and plain plasterwork throughout. A central full-height stairwell features a cast-iron balustrade for the banister. The principal drawing room is located to the left on the first floor, which has false doors for symmetry and a combed ceiling. The basement has a cobbled floor.

The property also includes gatepiers and a boundary wall. The gatepiers are small, square-plan, and chamfered, with plinths and pyramidal caps. There is a stepped, high rubble wall to the left of the house, which has an in-built square-headed gate with a stone lintel.
