24 Seaview, Warrenpoint, Newry, Co Down, BT34 3NJ

This is one of a pair of houses, located at 24 Seaview, Warrenpoint, and situated on the northern side of the road. The houses were likely built in the mid-19th century, appearing on the 1859 Ordnance Survey map but not on the previous 1834 edition. Originally known as ‘Victoria Place’, they were described in the 1861 Valuation book as measuring 7.5 yards by 11.5 yards and having three storeys.

The house is two and a half to three storeys high and has three bays facing the sea. Although the overall composition of the pair is symmetrical, this particular house is one bay wider than its neighbour. It features a pitched roof covered in natural slate, with two rendered chimney stacks - one on the right gable, and one between the first and second bays from the left. Three wall-head dormers are visible in the front roof slope, each with a single 2/2 sliding sash window set within a pedimented head and a mutule cill. The eaves are corbelled to support moulded cast-iron gutters, which drain into a secondary gutter beneath the attic windows. The rendered walls are unpainted and have a raised cill course running beneath the first-floor windows.

A single-storey, rendered entrance porch, with band-rusticated and chamfered basecourse, abuts the right-hand side of the front elevation and is accessed by five concrete steps. The porch's flat roof is concealed by a moulded cornice with mutules. The left (west) side of the porch features a narrow, segmental-headed 1/1 sliding sash window. The front of the porch contains a modern uPVC door with a margin-paned semicircular fanlight above. The right (east) side of the porch is blank. The ground floor left bay contains a tripartite window with a moulded, shouldered and eared architrave; the centre window is a 2/2 sliding sash flanked by narrower 1/1 sashes. To the left of this is an infilled carriageway, where ghost lines of the voussoirs can still be seen. A narrow 2/2 sliding sash window, with a matching architrave and keyblock, is also located in the left bay. The first floor has three windows across the front of the building. The central and left windows are tripartite, matching the ground floor windows, while the right window is a 2/2 sash. All of these windows have architraves topped with pediments resting on foliated console brackets; the central pediment is segmental. The attic level has three wall-head dormers, each with a single 2/2 sliding sash window set within a pedimented head and a mutule cill, with a segmental pediment to the centre.

The left gable abuts the adjoining property at 23 Seaview (listed separately), and the right gable abuts the adjoining property at 25 Seaview (also listed separately). The rear elevation was not inspected. The small front garden is enclosed by a rendered wall with concrete copings.
