Description
23 Seaview is a two-and-a-half-story, two-bay house situated on the north side of Seaview, and positioned to the left of a more substantial pair of houses. The house dates to the mid-19th century, appearing on the 1859 Ordnance Survey map but not on the 1834 edition. It was originally known as ‘Victoria Place’ and, according to the 1861 Valuation book, measured approximately 7.5 yards by 11.5 yards, and had three stories.
The house's front elevation faces south. It has a pitched roof covered with artificial slate, with a rendered chimney stack on the left gable and a shared chimney stack on the party wall with the adjacent building (HB16/12/018D). Two wall-head dormers are visible on the front pitch, each featuring a single, top-hung uPVC window; the left dormer has a pediment, while the right has a segmental pediment with a mutule cill. A corbelled eaves course supports moulded gutters, with secondary gutters running beneath the attic window cills. The walls are rendered and unpainted, with a raised cill course to the first-floor windows.
A single-storey porch abuts the ground floor left bay. It is accessed via five concrete steps and has a flat roof concealed by an overhanging moulded cornice with mutules. The porch walls are rendered, band-rusticated, and unpainted, with a chamfered basecourse. The porch’s east-facing cheek has a narrow, segmental-headed 1/1 sliding sash window. The front cheek features a modern stained timber door with a sidelight and a plainly glazed transom and semicircular fanlight above. The west-facing cheek of the porch is blank. The ground floor right bay has a tripartite window with a moulded, shouldered and eared architrave, featuring a 1/1 uPVC fixed light flanked by narrow 1/1 top-hung casement windows. The left bay of the first floor has a 1/1 uPVC top-hung window within a pediment topped architrave, supported on foliated console brackets. To its right is a tripartite window (matching that on the ground floor) within a segmental-headed pediment, supported on foliated console brackets on a raised architrave. The attic level has two wall-head dormers, each with a single 1/1 uPVC top-hung casement window, one with a pediment and the other with a segmental pediment. The left gable is blank, while the right gable abuts the adjacent building, 24 Seaview (HB16/12/018D). A low wall with smooth render copings encloses the small front garden. The rear and right gables were not inspected. The building has been altered, with a replacement roof, windows and doors, which have substantially removed much of the original character.
