Description

25 Seaview is one of a pair of two-and-a-half storey, two-bay houses located on the north side of Seaview, facing the sea. Constructed between 1860 and 1879, the building is of a relatively late date and does not possess particular architectural or historic interest, although it is recorded for reference purposes.

The house has a pitched roof covered in natural slate, with a rendered and painted chimneystack on the party wall shared with the adjacent property at 26 Seaview. A corbelled eaves course supports cast-iron half-round gutters, which drain into a secondary gutter situated below the attic windows. Two wall-head dormers feature pitched natural slate roofs and decorative fretted bargeboards, with slate-hung cheeks. The external walls are rendered and painted, and the ground floor is rusticated. Moulded cill courses are present on the first floor and attic windows.

The left bay incorporates a segmental-headed doorway framed by a moulded stucco architrave and decorative keyblock, accessed via a path and five external steps; the entrance features a modern door with sidelights and a plainly glazed fanlight above. A timber, single-pane, top-hung casement window is situated adjacent to the doorway, framed by a moulded stucco architrave, decorative knee-brackets, and a painted cill. Two similar windows are positioned above on the first floor, but with plain moulded knee architraves. Each dormer contains a segmental-headed, single-pane, top-hung casement window. The left gable abuts the adjoining house at 24 Seaview. The rear elevation was not inspected, and the right gable abuts the adjoining house at 26 Seaview.

The front of the property includes a garden enclosed by a low dwarf wall with modern metal railings and a gate to the left.

Both this property and its adjoining house (reference HB16/12/018F) were first noted in the Valuation revision book entry of 1879; relevant records are held within the Public Record Office of Northern Ireland (PRONI: VAL 12B/22/23B).
