22 Seaview, Warrenpoint, Newry, Co Down, BT34 3NJ

22 Seaview is one of a pair of three-storey, two-bay houses located on the north side of Seaview, facing the sea. The houses were constructed between 1840 and 1859, appearing on the 1859 Ordnance Survey map but not the 1834 edition. They were originally known as ‘Wyndham Terrace’ and were described in the 1861 Valuation book as measuring 12 yards by 11.5 yards and three storeys high.

The houses have pitched natural slate roofs with tiled verges and a shared chimney stack between the two properties. Plastic gutters are set on an advanced eaves course, accompanied by a metal downpipe on the left side. The front wall is rendered and painted. The right-hand house, number 22, is narrower than its neighbour and contains the main entrance. This is a modern, glazed door and sidelights within a semi-elliptical headed doorway, featuring a run-moulded architrave and infilled head. The left-hand bay has two 1/1 uPVC windows with eared stucco architraves and painted cills. Three similar windows are present on each upper floor, aligned with the ground floor openings. The first-floor windows have a continuous cill course and run-moulded architraves, with bracketed entablatures. The second-floor windows are diminished in height and have architraves only. The left gable is a party wall shared with 21 Seaview, which is a separate listed building. The rear elevation was not inspected, and the right gable is blank. The front garden is enclosed by a modern timber fence along the street. While the stucco architraves remain attractive, the windows and doors have been replaced, which has degraded the overall character of the building.
