18 Seaview, Warrenpoint, Newry, Co Down, BT34 3NJ

This is an end-of-terrace house, significantly altered but retaining proportions characteristic of the seafront buildings. It is located on the north-western side of the street in Warrenpoint, County Down, and is part of a group of six similar three-storey, two-bay houses facing the sea. The house at number 18 was the first pair of houses to be built in this terrace, constructed in the late 19th century, alongside number 17, with the final pair completed in 1880.

The house features a pitched natural slate roof with a rendered chimney and a tiled verge on the right-hand side. The overhanging eaves are moulded and carry plastic gutters. The front wall is rendered and painted, with continuous moulded painted cill courses to the upper floors. The left bay is narrower than the right and contains the main entrance in a semi-elliptical headed opening. A modern panelled timber door, flanked by sidelights with aprons, is set within this opening. Consoles support an entablature beneath a plain fanlight, and a 1/1 sliding sash window is above. The right bay incorporates a full-height canted bay window with a matching canted natural slate roof sharing a common eaves line. Each face of the canted bay has a 1/1 sliding sash window, with the side cheeks being narrower than the front. The second-floor windows on both the left and right bays are slightly reduced in height. A low wall with a modern concrete balustrade encloses the front garden. The left gable is a party wall shared with number 17 Seaview, while the right gable is shared with number 19 Seaview. The exposed section of the gable wall is blank. The rear elevation was not inspected. The property first appeared in the valuation revision book in 1877. Ownership is private. The building was delisted on 14th January 1998.
