Description

This is a late 19th-century terrace house, altered over time, located on the seafront in Warrenpoint, County Down. It is the third house from the left end of a terrace of six similar three-story, two-bay houses facing the sea, on the northwest side of the street. The house’s height and proportions are characteristic of the other buildings along the seafront.

The pitched roof is covered in natural slate, with a rendered chimney on the right end. A moulded eaves course overhangs, supporting half-round metal gutters. The front wall is rendered and painted, with continuous moulded cill courses to the upper floors. The left bay is narrower than the right and contains the main entrance within a semi-elliptical headed opening. The two-panelled door is raised and bolection moulded, with glazed sidelights incorporating aprons. Consoles support a timber entablature topped by a plain fanlight. Above the door is a 2/2 sliding sash window on each upper floor, the second-floor window being slightly diminished in height. The right bay features a full-height canted bay window with a canted natural slate roof that integrates with the main roof and shares common eaves. Each face of the bay window has a sliding sash window; the side windows are 1/1, and the front window is a wider 2/2 sash. The second-floor windows of the bay are similarly sized but slightly reduced in height. A rendered dwarf wall and a hedge enclose the front garden, which has a modern gate. The left gable is shared with number 14 Seaview (listed building HB16/12/017B), and the right gable with number 16 Seaview (listed building HB16/12/017D). The rear elevation was not inspected.

The house first appeared in the Valuation revision book in 1878, alongside number 16, and was built as part of a terrace of six houses. The first pair (numbers 17 and 18) were erected in 1877, and the last pair (numbers 13 and 14) in 1880. The Valuation revision book entry form (PRONI: VAL 12B/22/23B, page 185) is the primary source for this information.
