21 Seaview, Warrenpoint, Newry, Co Down, BT34 3NJ

21 Seaview is one of a pair of three-storey houses located on the north side of Seaview road, facing the sea, in Warrenpoint. The houses were built between 1840 and 1859, appearing on the 1859 Ordnance Survey map but not on the earlier 1834 edition, and were formerly known as ‘Wyndham Terrace.’ According to the 1861 Valuation book, each measured approximately 9.5 yards by 11.5 yards and stood three storeys high.

The front wall is rendered and painted. The left bay is narrower and contains the main entrance, which is set within a semi-elliptical headed doorway with a run-moulded architrave and infilled head. A modern door with glazed sidelights occupies the entrance. The right bay has two uPVC windows with eared stucco architraves and painted cills. There are three similar windows on each of the upper floors, arranged in line with the ground floor openings. The first-floor windows have a continuous cill course and run-moulded architraves with bracketed entablatures. The second-floor windows are reduced in height and feature architraves only. The house has a pitched natural slate roof with tiled verge and a shared chimney with the adjacent house. Modern plastic gutters run along the advanced eaves, with a downpipe on the right side. The left gable is abutted by a two-and-a-half storey flush wall, which fills the space between the gable and the adjacent listed building, HB16/12/016B. This wall is rendered and painted to match the façade. The right gable is a party wall shared with 22 Seaview (HB16/12/018B). The front garden is bordered by a hedge. While the houses retain their attractive stucco architraves, their windows and doors have been replaced, which has degraded their overall character. The rear elevation was not inspected.
