Description

Reaps is a farmhouse and barn dating from 1756, with the barn being slightly later. The building is constructed of coursed millstone grit and hammer-dressed stone, featuring quoins and a pitched stone slate roof. It has two chimneys with tabling and caps. The barn has a coped gable and a footstone on the west side.

The south elevation of the farmhouse has two central doors with large lintels, one of which is blocked and the other partially blocked. There is also a later door with a stone surround. Above the eastern door, there is a stone inscription that reads "B D 1756". The ground floor includes one four-light stone mullioned window that is chamfered and recessed, and one three-light stone mullioned window that is also chamfered and recessed. On the first floor, there are three three-light stone mullioned windows, mostly chamfered but with some alterations to the mullions.

The barn to the west features a small door with large quoins and a lintel, as well as a large barn door with a segmental arched head, quoins, and a pronounced keystone. The west gable of the barn has several small vents. On the east elevation, the first floor has one two-light stone mullioned window that is chamfered and recessed, although the mullion has been removed. There is a one-storey pitched roof extension on the east side and an outshut extension with a catslide roof on the north elevation of the house.
